2 분기 상업용 부동산 판매 감소

밴쿠버, B.C. – 2020 년 9 월 25 일 – COVID 19 대유행이 두 번째로 심화됨에 따라
2020 년 4 분기 (Q2), Lower Mainland의 상업용 부동산 시장은 부동산 유형에 따라 변동.
2020 년 2 분기에 로어 메인 랜드에서 상업용 부동산 판매는 총 324 개로 26.5 %를 기록
Commercial Edge의 데이터에 따르면 2019 년 2 분기 판매 441 개에서 감소.

그레이터 밴쿠버 부동산위원회 (REBGV)가 운영하는 부동산 분석자료에 의하면
로어 메인 랜드에서 상업용 부동산 판매의 총 판매액은 14 억 9700 만 달러.
2020 년 2 분기에는 2019 년 2 분기의 15 억 1400 만 달러에서 1.1 % 감소.

"COVID 19가 봄에 경기 침체를 강요함에 따라 우리의 상업 실물 판매 활동은
부동산 시장이 예상대로 엿습니다.”라고 REBGV 의장 인 Colette Gerber가 언급.

카테고리 별 2020 년 2 분기 활동

토지 : 2020 년 2 분기에 76 개의 상업용 토지 판매가 있었는데, 이는 다음보다 27.6 % 감소.
2019 년 2 분기에 105 개의 토지 판매가 발생. 토지 판매액은 2020 년 2 분기에 5 억 8,200 만 달러.
2019 년 2 분기 7 억 3,900 만 달러에서 21.3 % 감소.

사무실 및 소매 : 2020 년 2 분기에 Lower Mainland에서 137 개의 사무실 및 소매 판매.
이는 2019 년 2 분기 판매 194 건보다 29.4 % 감소한 수치.
매출은 2020 년 2 분기에 6 억 1,200 만 달러로 2019 년 2 분기의 3 억 8400 만 달러에서 59.4 % 증가.

산업 : 2020 년 2 분기에 Lower Mainland에서 104 개의 산업 토지 판매.
2019 년 2 분기 129 개 판매에서 19.4 % 감소. 산업 판매 금액은 2020 년 2 분기에 2 억 6,600 만 달러로
2019 년 2 분기 2 억 3900 만 달러에서 10.9 % 증가.

Multi-Family : 2020 년 2 분기에 Lower Mainland에서 7 개의 다가구 토지.

Commercial real estate sales decline in the second quarter

Vancouver, B.C. – September 25, 2020 – As the COVID 19 pandemic intensified in the second
quarter of 2020 (Q2), the Lower Mainland’s commercial real estate market experienced fewer
sales while dollar values fluctuated depending on property type.
Commercial real estate sales totalled 324 in the Lower Mainland in Q2 2020, a 26.5 per cent
decline from the 441 sales in Q2 2019, according to data from Commercial Edge, a commercial
real estate system operated by the Real Estate Board of Greater Vancouver (REBGV).
The total dollar value of commercial real estate sales in the Lower Mainland was $1.497 billion
in Q2 2020, a 1.1 per cent decrease from $1.514 billion in Q2 2019.
"As COVID 19 forced an economic slowdown in the spring, sales activity in our commercial real
estate market predictably followed,” Colette Gerber, REBGV Chair said. “The pandemic has
caused employers to adapt how they view and use commercial space. We’ll need more time and
data throughout this year and beyond to fully understand how these changing perspectives are
affecting our commercial real estate market.”
Q2 2020 activity by category
Land: There were 76 commercial land sales in Q2 2020, which is a 27.6 per cent decrease from
the 105 land sales in Q2 2019. The dollar value of land sales was $582 million in Q2 2020, a
21.3 per cent decrease from $739 million in Q2 2019.
Office and Retail: There were 137 office and retail sales in the Lower Mainland in Q2 2020,
which is down 29.4 per cent from the 194 sales in Q2 2019. The dollar value of office and retail
sales was $612 million in Q2 2020, a 59.4 per cent increase from $384 million in Q2 2019.
Industrial: There were 104 industrial land sales in the Lower Mainland in Q2 2020, which is a
19.4 per cent decrease from the 129 sales in Q2 2019. The dollar value of industrial sales was
$265 million in Q2 2020, a 10.9 per cent increase from $239 million in Q2 2019.
Multi-Family: There were seven multi-family land sales in the Lower Mainland in Q2 2020,
which is down 46.2 per cent from 13 sales in Q2 2019. The dollar value of multi-family sales was $38 million in Q2 2020, a 75 per cent decrease from $152 million in Q2 2019
